Forget that when you're a homeowner and landlady - the deductions are amazing and my W4 is already at the minimum, so no way around a refund.

If you're getting that much back you're doing something wrong with your W4. The ideal is to have a zero sum come tax time. Otherwise you just let the government use 9000 of your dollars for a year interest free!
