Looks like I'm going to sign a contract later today to buy another house. 4 one-bedroom apartments, rented mostly to college students.
I'll be broke for a while, so don't get me all agitated and therefore in need of too much top-shelf spirits

it's a good investment. I'm sure the rent will more than pay for the mortgage and the empire begins. Just don't get caught wiring up the place with hidden cameras, that would be "awkward" to say the least.

Goddamnit you must have some good cash at hand to make these purchases. I love real estate, they've done well for me so far in terms of rentals. My motivation in getting my cert is to start work again asap and be in your position...hopefully within 10 years! Can you be my sensei.

Common in the states to have an uninterested 3rd party go over the property to give their professional opinion on the state of repair, and try and find any hidden expenses, such as leaky roofs, mold, asbestos, improper electrical or things about to fail that would cost the purchaser lots of money. They can then negotiate those things into the purchase price or have them fixed as as a contingency to the sale.
