Been having a fun day arguing with letting agents about the deposit on our house from last year at uni.

Basically it apparently costs £450 to clean some carpets, £300 to clean 5 sets of curtains and 'general cleaning', and £160 for them to send someone to check the inventory (a 2 hour job, tops).

This is after we cleaned the hell out of the house, even using a proper carpet cleaner ourselves and so on.

WAFJ!! Don't know how they think they can get away with trying to rip us off to this extent. Luckily the deposit is held by an independent 3rd party.

Still, a bloody hassle to sort out.

Was the charge for the inventory check in the contract or agreed to at any point?

The rest shouldn't be much of a problem, it's down to the agent to prove that you caused it, and the charges were reasonable.

Well, gonna be checking all that stuff over the weekend to make sure. Yay... Luckily, my Dad owns some student houses himself so i have good help/advice etc in that respect. I think they are trying to pull a fast one for sure. Definitely a PITA though. Just wanted to share the monster figures for amusement value

Every time I hand over a deposit for a rental, I just look at it as a move in fee, rather than a deposit, out of the half dozen or so places I have lived, I've only got the deposit back once despite leaving the property in the same condition as I found it.

In the UK there is a scheme where the deposit is put into a "bank account" that neither party can touch without the permission of both parties. The problem I have had using them before is that the letting agent decided that we would get all the money back, then deposited it into there own bank for a month (the maximum they are allowed) before returning it (So they could get some interest from it). the whole time the new land lord was getting upset about us living in the house with no deposit.
