I varnished a staircase and tried to find a new plumber. Cos the one that fitted out this chatet is an alchi who charged a fortune and bogged off leaving 3 boilers no thermostats and some leaks :banghead::banghead:

I didnt chose him :D he sort of came with the guy who is project managing....who has now declared he will never work with him agen....as has the electrician :irked: I thought he was French but believe he may have originated in the Netherlands. Give me a good plumber!-Polish is fine!!

So maybe your problem is the project management and not the workers. Seems to me that it's the job of the PM to be there looking over the work and not letting guys go until it's completed satisfactorily! OH, and hold at least 33% of the payment until after the job is completed to your satisfaction as part of any engagement.

I'd love to go project manage that job for you for exchange of a place to live for a month or two, but sadly I have to stay here and bring in the bacon else I'll be kicked out of my home. :yes:

Done project management before. I like it but if a contractor or a sub-contractor is duff then they are duff, not much else you can do apart from telling them they are not being paid until they do the job right. If it comes to the worst show them the door and tell them if they want their money they can try taking you to court where you'll point out that they did a sub-standard job and, despite having their mistakes/poor work flagged up and being given ample opportunity to rectify their work they still left a mess. They wouldn't have a leg to stand on.

The job of the PM is to contract out the work to the main contractor (in some instances organise sub-contractors), oversee the work and sort out payments. A PM can't be on-site constantly so there are going to be things that you can't see until finished however a good main contractor will be on top of their subies and will sort out any issues without having to hassle the PM too much. Snagging a job is always fun especially with a contractor who is in denial.

As for payment, I have only once had to ask for part of the cash up front from a client and that was because the property was owned by a company and had recently been bought by on of the tenants. Normally you retain a percentage (the value of the retention monies varies between different types of contract) of the final account to cover the defects liability period (again this varies depending on the contract) and use it as an incentive for the contractor to come back and fix any problems which occur once they are off-site, but only if they have been caused by the work.

Yeah, paid the guy way too much! But he was scary and it was complicated. Held back a bit, but not much. The pm is really just a very nice French man who does bits and pieces himself. He works really hard and its not his fault that the plumber is an alchi poo! Its difficult managing it all from England whilst working (though not now :D ) WB you should have come to the rescue and project managed! Lots of space for you to live here........in the CHALET...........got that Andrew..chalet :D No nail varnish on this week but fingers all glued up from varnishing stairs. And I cant type for toffee!

Hoped it was Chalet, just that I don't often get to pull up anyone on their spelling seeing as it is far from my strong point. :D

Maybe things work different in France but paying anyone in advance of work starting without a contract that allows you to take them to the cleaners when things go Pete Tong, especially when you are not sure about them in the first place, is a mistake.

When I was at my parents yesterday, my Dad was looking for the same tyres. Definately going to be a warm winter which is fine by me, seeing as I work in an unheated warehouse and there isn't a heater in our bothy which will be annoying.

Yeah, it's probably along the same lines but at least there's no wear and tear on a snow blower unless you need to use it.

Now I'm jelous, it must be so nice to have a roof over you at work in the winter.

Sorry, didn't mean to make you jelous. If it makes you feel any better the advantage of the roof is negated by the roller door being constantly left open for no real reason and empty pallets, cages and boxes having to be stacked and wrapped outside. The beach area in Aberdeen is not the warmest but there are colder places.
